Providing Homebuyers with Options in a Competitive Market

The current housing market is difficult for homebuyers. It’s undoubtedly a seller’s market, and buyers are struggling to find pre existing homes. Many homebuyers find ones they like, but it can be after months of searching. Often, those homes are out of budget or homebuyers get outbid. 

We are uniquely situated to help homebuyers by having a market-informed inventory of houses ready for first-time and experienced homeowners alike. Here, we’ll share  how we’re responding to market demand through spec homes and new construction homes in Southern Illinois.

Reading the Housing Market

We are intentional about reading the housing market to make sure that we are looking at past years and comparing them to where we are now. We have a process of showing the inventory of homes in each county we work in and how long they sit on the market all the way back to 2017. Since then, there has been a lower number of homes and more people looking for them. The demand for homes in Southern Illinois is growing.

We are always building homes in areas we know people are wanting to move to. For example, we are meeting a demand for homes around Scott Air Force Base. We follow housing market trends and can see that people are relocating to that base for longer than they anticipated, so we provide homes for their families as we see the need and want to help that community.

New Construction Homes

Many first-time homebuyers don’t consider new construction homes as a viable option due to the assumption that they are always big, luxurious investments. However, we have a variety of affordable new construction homes that fit all sorts of budgets. People often get stressed looking for pre existing homes on their own when they could come to us, get a new house and not have to worry about being outbid. It’s a stressful time for shoppers, but homebuyers who come to us tend to have easier, more enjoyable experiences.

Spec Homes

While people come to us to build their own pre-build construction homes, we also are producing our own homes constantly. These are called “spec homes.” These are readily available homes that are either currently under construction or move-in ready. They are a viable option for many homebuyers who are interested in the benefits of new construction homes but may not want to invest in customizing and building one themselves. 

There are many options for homebuyers between existing homes, new construction homes and spec homes, all of which we help homebuyers find to fit their needs. However, due to the competitive nature of finding existing homes, we are responding to the current state of the housing market to ensure that there are new homes available for homebuyers looking for other options.
